Buying Steps & Building Steps

Browse Communities & Homes. Visit one of our many new home communities in Delaware – from Middletown to Hockessin. Tour our beautifully designed model homes. Then let us help you determine which location and design best fit your lifestyle and budget. And if you need guidance in determining your budget, our preferred mortgage partners are there on site, ready to help you make the right decision.

Lot Selection & Home Price-Out. Consult with a Blenheim Homes sales representative to review both included and optional features available to outfit your new home. You will be presented with an estimate of the home with the features you want and can reserve a home site with a “good faith” deposit.

Agreement of Sales & Mortgage Application. Meet with your sales representative to sign your purchase agreement and make your initial deposit. This will also be a good time to formally apply for your mortgage.

Design Center Appointment. While you’re waiting for your mortgage commitment, it’s time to get down to design! Browse the myriad of design options Blenheim has to offer at our on-site design centers. Then work with your sales representative to select all of the personal touches that will make this house your home.

Finalize Design Selections & Sign Construction Release. Once you have received your mortgage commitment and paid your second deposit, you’ll have one final opportunity to sign off on your finishes. We then start construction on your home!

Pre-Construction Meeting. Once we are ready to break ground, it’s time for our preconstruction meeting. You will meet your project manager and be able to ask any questions about the building process.

Electrical Customization. You will meet with our electrician partner to customize your home with everything from pre-wired speaker systems to outlet placement to alarm systems. To ensure your home is as enjoyable as it is functional and safe.

Pre-Dry Wall Walk. Prior to your home getting drywall, you will be invited to a walk-through with your project manager, which is a great time to ask questions, take pictures and to see what is going on behind the walls of your new home.

Settlement Date Notice. One month prior to closing, Blenheim’s Settlement Coordinator will give you an approximate closing date, at which point you’ll need to secure your real estate attorney. Once you notify our Settlement Coordinator of your attorney choice, we will coordinate all documentation necessary to close your home.

Home Orientation & Inspection. Before your final walk-through, your project manager will take you on a room-by-room tour to demonstrate the quality features and operating procedures for all aspects of your home. This is also when your project manager will conduct a thorough inspection of your home to identify any remaining items that will need to be addressed prior to settlement.

Settlement Day Final Walk-Through. On your closing day, just before you meet with your attorney, you will walk your home for a final inspection.

Settlement Day. Once we are ready to go to settlement on your new home, you will meet with your real estate attorney to sign a number of documents and to transfer the deed into your name. Once everything is signed, you’ll receive your keys—and you can move in!

Post-Settlement Follow-Up. Just because you’ve moved in doesn’t mean we’ve moved on. About 45-60 days after you’ve settled in, our service team will send you an invitation to schedule your Post-Settlement Service Walk. You will submit a list of items needing attention in your home and during your walk, our team will review that list with you and discuss next steps to address specific items.

Final Post-Settlement Service Review. Approximately 1 year after closing, you will be invited to upload a list of items needing service in your home. Our team will review your list and reach out about next steps to address your items.
